Melville Real Estate Overview

Melville is located in the Town of Huntington in Suffolk County, New York.

Melville is a sprawling .hamlet offering a diverse mixture of corporate offices, professional firms, retail stores and residential neighborhoods -- even a few remaining farms.

Much of the area's commercial activity takes place on or near the bustling Route 110 corridor, where corporations such as Henry Schein, Arrow Electronics, Fala Direct Marketing and Newsday are headquartered.

Reckson Associates Realty Corp. recently announced it will break ground this fall on a 277,000-square-foot office building at 68 South Service Road, which marks the final phase of Reckson Executive Park.

An abundance of stores, service businesses and eateries also line the north-south corridor, which leads to the Long Island Expressway and the Northern and Southern state parkways.

White Post Farms, which has been in business for more than 40 years, sells flowers, produce and other products. White Post houses an animal petting farm and hosts children's parties, as well as an annual fall festival, which this year runs from Sept. 8 to Oct. 24.

Buyers can choose from an array of housing, including single-family homes that range from $300,000 to $2 million, and condominiums and senior citizen housing. Homeowner associations, where residents own their land but pay a fee for common areas, also are available.

Neighborhoods, often buffered from the whoosh of daily commerce and traffic, are lush with vegetation and offer ranches, split-ranches, expanded ranches, split-levels, capes, Colonials, contemporaries and post-modern homes.

"Melville is on the verge of very interesting market forces," said Robert K. Roth, .broker- owner of Hough & Guidice Realty Melville Homes. "People who bought their house in the 1950s and '60s are moving to retirement areas." Melville has been attracting young families -- many from Queens, he said.

Melville initially developed at the intersection of two Indian paths. One path, which became Route 110, was first called Neguntalogue Road and, subsequently, South Path. The road was later used by settlers who transported salt hay from the South Shore to Huntington. The road was intersected by another major path, now known as Old Country Road.

The area underwent a series of name changes over the years. It was first called Sunsquams by the Indians, and in the 17th century was named Samuel Ketcham's Valley, after one of the early settlers. Later, the area became known as Sweet Hollow, perhaps for the wild honey found in local trees. That name was replaced in 1854 school records with Melville, although the reason for the change remains unclear.

In the early part of the 20th century, many area farms were sold for development. Longtime residents, worried about the rapid changes, pushed to incorporate as a village to control land use and services. But in 1950, a vote to incorporate was defeated.

Today, municipal services are provided by the Town of Huntington. Residents have access to town beaches as well as area parks. Students attend either the Half Hollow Hills or South Huntington school districts.

It is about 34 miles to Melville from midtown Manhattan.
